1. I listed my house with a Realtor before and it didn’t sell. Why are you different?

We’re not and I’ll explain why it doesn’t matter.

Contrary to poplar belief agents do not sell houses. If you want to sell your house there is only one rule: You must price your home according to its location and condition. Here’s an example: An agent can tie a banner to the back of an airplane telling everyone how wonderful your house is. They can then fly the airplane around your city for days on end; however, it won’t matter a bit if your house is over priced. Price based on location and condition sells houses, not agents.

If your home didn’t sell previously but was listed on the MLS and had a sign in the yard it’s not because you had a bad agent. It is far more likely the house was priced too high. 60 Day Realty’s commission structure allows you more flexibility in pricing if necessary. We also provide a free market analysis based on your home’s features and neighborhood while still executing the same duties that you would expect of a high commission Realtor.

 

2. How do you charge so much less than other Realtors and still sell houses?

According to the National Association of Realtors, in 2006 buyers reported that 60% of the time they found the home they bought by using the internet or a Realtor. 15% of the time they found the home by calling on yard signs while driving through the neighborhoods they wanted to live in. 11% reported finding their home by word of mouth. That means almost 90% of the people who bought homes were finding the house because of the MLS, internet, yard sign and people’s ability to gossip about what is going on in the neighborhood!

How can we charge so much less? The power of the internet has changed the way people find the homes they buy. We’ve decided go ahead and change with the times! We are still a full service company and provide you with an MLS listing, yard sign and lock box. We answer all the phone calls, schedule all the showings with Realtors (you never show your house), present all documents and offers and hold your hand through the whole process. We are always a phone call, text or email away from making sure you are completely taken care of.

 

3. Why do you list houses for a minimum of 60 days?

60 Day Realty believes if a home is priced according to its location and condition then a seller should have an offer-to-purchase within the first 60 days; however, you can choose to list as long as you would like!

 

4. Can I list my home longer that 60 days?

Of course! You are in complete control of your listing. We just require a minimum listing period of 60 days.

 

5. What happens after 60 days?

As the end of your listing approaches (whether it is 60 days or longer) you can choose to extend the listing, allow it to expire or cancel it at any point after the first 60 days. There is no additional cost to extend or end your listing. You don’t even need to make a phone call. All you need to do is log onto your account at 60dayrealty.com and input the extension yourself. You can change the price of your house the same way. You are in complete control!

 

6. Why do you only charge a discount commission / flat fee?

We know that sellers do not prefer high commissions. Who does? So, we prefer to work on a volume basis. It’s not how much money we make per house, but how many houses we can list. And because sellers like our discount / flat fee commission options, more of them choose to list with us! Call us crazy, but we prefer to do what works.

 

7. Will 60 Day Realty show buyers my home?

Of course! We pre-approve buyers and show them properties including 60 Day Realty’s listings.

 

8. Would other Realtors show our house?

Absolutely! As a home for sale on the MLS you would offer a co-brokerage fee to other Realtors. It’s how buyer agents make a living.

 

9. Do you do Open Houses?

No.  Open houses are a great way for agents to kick you out of your house for a couple hours so they can pick up buyers and sell them something else. It’s a good way for an agent to generate business but an ineffective way to sell a home; however, we are happy to educate you on how to safely and effectively perform one on your own.

 

10. Would you be willing to write all of this in the listing agreement?

Absolutely! We are here to make you as comfortable as possible in selling your home while working to get top dollar for you as quickly as we can. We provide you with all your paperwork and answer any questions you might have. We’ll never leave you on your own to sell your home. We are a full service real estate company and will be there until the day your sell your home!
